1 · Electrical Works

Key context: commercial concealed/trunked work realistically runs 1.5–2.5× residential rates (some sources claim 3–4×). Your $45–65 estimates are residential-exposed rates — real, but not achievable for the Yishun commercial spec. The fair commercial targets below already account for that.

3 · Partitioning Works

Two price universes exist: specialist direct contractors ($3.30–6/sqft) and installed/finished fit-out bands ($80–200/m²). The Sentosa FSOR public term-contract build-up (~$100–107/m² double-sided insulated) is the most defensible neutral benchmark. Key finding: NC bills the 4.5m height premium twice — once in the partition rate, once as a separate steel line.

Labour costs have inflated hard — flooring/masonry labour is up ~18% since 2024 alone, and your 2017 Tee Up anchors need a 1.5–2× uplift to compare against today's market. Commercial rates run ~10–20% above HDB benchmarks; landed carries ~$0.50/sqft over HDB.

6 · Ceiling Works

NC's ceiling pricing is "barbell" shaped: painting, access panels and demolition are below market (accept them), the L-box is fair, and the $90/m² false ceiling — the largest single line at ~$14.8k — carries the margin.

7 · Glassworks

NC's dead-flat ~$75/sqft across three differently-sized framed panels is the biggest glassworks red flag — pure area pricing with no size economics.

8 · Carpentry Works (Pollen View)

How carpentry is quantified in Singapore: cabinets, wardrobes, consoles and desks are priced per foot run (pfr) — one linear foot along the length at an assumed standard depth/height (wardrobe depth 600mm, kitchen depth 2ft, "full height" = 2500mm; kitchens count top and bottom rows as separate foot runs). Flat elevation work (feature walls, cladding, headboards, platforms) is priced per sqft (psf). Countertops are a separate pfr line by stone type. Base spec = plywood carcass + laminate + soft-close; veneer ≈1.3×, spray paint ≈1.45×, marine ply ≈+50%. NC's Pollen rates overall run ~30–60% above direct-carpenter rate cards — a normal ID-firm premium — but several specific lines break well beyond that.
